The Holy Metropolis of Limassol has submitted environmental impact studies for a €379 million education and research complex in the Amathus municipality.

The development, planned for the Sfalangiotissa area of Agios Athanasios, will span 448,033 square metres, with 333,350 square metres of net development area after allocating space for public roads, green spaces and community facilities.

The project’s centrepiece will be a university campus complemented by primary and secondary schools, research and development centres, and cultural facilities including a theatre, exhibition spaces, and a church. The complex will also feature residential developments and a business park with retail and office spaces.

Municipal officials, speaking at a recent public presentation at the Limassol Holy Metropolis Conference Centre, said such developments would enhance quality of life. However, concerns were raised about the area’s road network capacity to accommodate the development, with officials emphasising the need for state infrastructure improvements.

The development will include a tertiary education institution combined with primary and secondary schools, an organised sports centre, and cultural facilities including an indoor theatre, event halls, exhibition spaces, a cultural centre, and a church.

The development could potentially partner with existing facilities, including the German Oncology Centre, which could be integrated with a medical school, officials added.

Research and development centres and high-technology developments will be complemented by residential developments and a business park featuring commercial and office spaces.

The project will be executed in four phases, with completion expected by April 2029. The first phase involves road network and infrastructure construction, followed by research and development centres, a church, and partial residential development in the second phase.

The third phase, split into two stages, will see the construction of the university, cultural facilities, educational institutions, and a shopping centre. The final phase will complete the remaining residential developments.

The Holy Metropolis of Limassol envisions creating a self-sufficient community centred around educational institutions and research centres.

The project aims to support Cyprus’s development as an investment destination for foreign technology companies.

The development seeks to decentralise and decongest the urban area by creating an autonomous community with supporting amenities including a shopping centre, sports facilities, and student accommodation.

Building heights will be predominantly low-rise to preserve the area’s character and maintain unobstructed views towards Limassol city.
