A €400 million real estate development in Limassol, Cyprus, is set to welcome its first residents in May, as construction milestones are met on the large-scale Limassol Greens project, backed by local conglomerate Lanitis Group and Malta’s Alf. Mizzi & Sons.

Spanning 1.4 million square metres, Limassol Greens features 500 luxury villas and 250 apartments, all of which have already been sold to buyers from 19 countries, according to project developers. The site will eventually include a professional-grade golf course, retail outlets, wellness facilities, and extensive green areas open to the public.

The phased development began in 2021 and is expected to be completed within a decade. The first 22 villas will be delivered in May 2025, followed by 52 apartments in June in two low-rise buildings, Robin East and Robin West. Property prices range from €550,000 for apartments to €5.5 million for high-end villas.

A central component of the project is an 18-hole golf course, designed by acclaimed architect Cabell Robinson. Scheduled to open in October 2025, the course includes advanced features such as a 320-metre driving range equipped with Trackman technology, offering real-time performance analytics through touchscreen displays and a mobile app.

In a bid to minimise environmental impact, the golf course will rely entirely on harvested rainwater and treated recycled water for irrigation. Six artificial lakes with a combined capacity of 40,000 cubic metres have been built, and smart irrigation systems have been integrated throughout the grounds.

“This is a vision-driven project rooted in innovation and sustainability,” said Demos Panayiotou, CEO of Limassol Greens. “We’re not just building homes – we’re creating a lifestyle that blends quality living with environmental stewardship and international appeal.”
Approximately 70% of the development is dedicated to open green spaces, lakes, and parks. Located near Europe’s largest casino resort and a short distance from Limassol’s city centre, the project is positioned to offer high-end living with easy access to urban amenities.

The master plan and architectural design were developed by HKS London, J+A Philippou, Stamataris Architects, and Armeftis Partners. Construction is being carried out by Cybarco Contracting, Atlas Pantou, Multipro, and Zemco, under the management of Lanitis Golf Public Co Ltd.
