Jomento Properties has submitted an Environmental Impact Assessment study for a €45 million mixed-use development project called “Wolga” in the Pyrgos community of Limassol district.
The project will be developed in two phases over 36 months following the issuance of required permits. The development encompasses tourist and residential uses distributed across four distinct land parcels, which will be created after demolishing existing building facilities.
The project includes three residential buildings, a hotel unit and a sports centre. A new road artery will be constructed in the northern section of the development, connecting to the existing road towards the quarries to enhance accessibility and service different uses.
The development proposes 321 parking spaces, including 13 for disabled persons, 150 bicycle parking spaces and 30 motorcycle spaces.
The Environmental Impact Assessment study notes that the project’s construction and operation will have both negative environmental impacts and benefits.

Negative effects that cannot be fully eliminated through mitigation measures are characterised as “significant”, requiring particular management and monitoring.
Simultaneously, the development is expected to offer economic and social benefits, strengthening local development and creating new employment opportunities.
The Wolga project adds to broader development planning in the area, bringing new elements to Limassol’s tourist and residential landscape.
The proposed project is located near various land uses and developments in the Pyrgos Limassol community. The broader area is generally characterised by the previous operation of heavy industry including cement works, power station and quarry operations.
The northern boundary of the development site borders a National Guard driving track, with dining and entertainment facilities located further north.

To the west of the development site are the Moni Power Station and Electricity Authority of Cyprus facilities, while the former Moni Cement Works operated south of the development.
East of the proposed development are primarily industrial developments and quarry operations, whilst northeast are developments including dining facilities and a petrol station.
Additionally, a recycling plant is located southeast, with the area’s coastline situated south of the development site.
