The Nicosia Municipality’s student residence located at the corner of Voulgaroktonou, Arsinois, and Komninou Streets offers fully-equipped accommodation with prices ranging from €231 to €406 per month, officials announced.
The most affordable option is a single room measuring 12.81 square meters at €231 monthly, while the most expensive is a double room measuring 22.56 square meters at €406 monthly. One specially designed single room of 20 square meters for persons with disabilities is available at €360 monthly.
All prices include electricity, water, internet, cleaning of common areas, and various other operational and fixed expenses.
According to the Nicosia Municipality, the residence is built to modern student housing standards with a total of 50 rooms, including one designed according to accessibility standards for people with disabilities.
Each room is autonomous and fully furnished, featuring a desk, office chair, shelves, a bed with a drawer and a 90 cm mattress, a bedside table, and a wall cabinet in the bathroom.
Rooms also include a private bathroom and fully equipped kitchen (single-door refrigerator, microwave oven, double electric hob, and extractor fan). Additionally, each room has heating/cooling air conditioning.
The building houses two laundry rooms equipped with a total of 12 washing machines and 12 dryers, as well as common areas.
The student residence is equipped with:

- Anti-theft system (Burglar Alarm)
- Closed-circuit television system (CCTV)
- Call system for people with disabilities
- Access control system
- Automation system (lighting control)
- Lightning protection
The Municipality informs interested students that each applicant will be required to sign a contract with the Nicosia Municipality, covering the period from November 1, 2025, to August 30, 2026.
Room selection will occur upon signing the contract. Residence fees must be paid in advance by the student to the Nicosia Municipality simultaneously with signing the residence agreement, either at the Municipal Treasury or to the Municipality’s bank account.
