Anastasia Yianni, CEO of Cyprus Sotheby’s International Realty talks to Forbes

From your perspective as CEO, what are the biggest challenges in today’s real estate market, and how do you address them — especially when working with a diverse global property portfolio?

Cyprus Sotheby’s International Realty is part of the global Sotheby’s International Realty network — probably one of the world’s largest and most prestigious real estate brands, with over 1,100 offices in 84 countries and more than 26,000 professionals worldwide.

Naturally, each country presents its own unique challenges, its own amazing opportunities.

As the CEO of Cyprus Sotheby’s International Realty, I can comment on the situation here in Cyprus.

In 2024 Cyprus marked a significant milestone: the property market reached its highest level since 2007, with 15,797 transactions recorded — a 1.5% increase over 2023. Demand remains steady, supported by sustained interest from international buyers and a consistently active local market.

I would say that, in general, the real estate market in Cyprus is currently feeling really, really strong. There is good demand — stable demand — supported by interest from many countries. We also have very strong local demand. So, in this respect, the market is performing very well, and we feel quite positive about it.

One of the primary challenges we face is the limited supply of suitable properties. In many cases, the available stock does not fully align with what clients are looking for — whether in terms of location, quality, or investment potential.

Another complexity arises from the banking and finance sector, particularly when it comes to cross-border transactions. Transferring funds from certain jurisdictions can be complicated, adding another layer to the buying process.

We’re also seeing rising construction costs — up by 35% since 2020 — as well as logistical challenges within the construction industry itself, including labour shortages and increased prices for materials. These are, however, common industry-wide dynamics rather than Cyprus-specific setbacks.

On the bright side, Cyprus continues to offer compelling advantages: a strategic location, excellent lifestyle, attractive tax incentives, and favourable conditions for company registration and headquartering. The island is also evolving into a regional hub for education, innovation, and technology, with over 880 international companies now operating here — solidifying its reputation as a rising “Tech Island.”

All this continues to drive a healthy demand for real estate, and our main goal is to meet that demand with precision, quality, and integrity.

As a female leader in the luxury real estate industry, what has your experience been like — and how do you see the role of women evolving in this space?

Luxury real estate is still largely male-dominated at the ownership and investment levels, but that’s rapidly changing.

Over the years, I’ve observed a positive shift in the real estate sector, with more women bringing a unique energy that makes business interactions warmer and more compassionate. This change enriches the industry, balancing analytical rigor with emotional intelligence.

What sets Cyprus Sotheby’s International Realty apart in terms of client support and real estate expertise?

At Cyprus Sotheby’s International Realty, our approach is built on four key values: expertise, efficiency, ethics, and style.

These principles guide everything we do and ensure a superior experience for every client.

Expertise means that each of our team members is a true specialist. Our brokers know the market, the developers, and every property we represent. We carry out rigorous due diligence and only work with projects that meet our quality and risk standards. This gives our clients confidence — especially those buying remotely — that they’re receiving reliable, informed guidance.

Efficiency is about respecting our clients’ time and goals. We streamline the process, respond quickly, and focus only on suitable options that align with the client’s needs, saving both time and money.

Ethics are fundamental to our work. We prioritize transparency, honesty, and long-term relationships over short-term gains. Whether a client is looking for a holiday apartment or a commercial investment, we take a consultative approach, always keeping their best interests at heart.

And finally, style — because buying a property isn’t just a transaction, it’s a lifestyle choice. We ensure the entire experience is professional, thoughtful, and refined.

How does being part of the Sotheby’s International Realty global network give Cyprus Sotheby’s a competitive edge — particularly in terms of access to exclusive databases, international exposure, and global market reach?

Being part of this global network gives us a significant competitive advantage. While we offer deep local expertise here in Cyprus, Sotheby’s International Realty has 1,100 offices in 84 countries, with more than 26,000 real estate professionals.

We also understand the wider international landscape. Our clients often compare Cyprus to destinations like Greece, Portugal, Spain, or Malta — and we’re well positioned to provide insight into those markets as well.

Moreover, if a client decides to explore opportunities elsewhere — from Dubai to the French Riviera — we can easily connect them with trusted Sotheby’s affiliates around the world. That continuity of quality and service is invaluable.

For sellers, the benefits are just as compelling. Through our network, we gain access to exclusive databases and marketing tools that ensure their properties are promoted to high-net-worth individuals across global markets. Few agencies can offer this level of reach and exposure.

How does Cyprus Sotheby’s International Realty safeguard client confidentiality, and how is this commitment to privacy upheld across its global operations?

Confidentiality is a core part of our values and an essential aspect of working with high-net-worth individuals and public figures. We treat personal information with the utmost discretion — not only because it’s expected, but because it’s built into our ethical code. This standard is upheld across all Sotheby’s International Realty offices worldwide.

Cyprus Sotheby’s International Realty provides a comprehensive range of real estate services. How does this integrated approach enhance the client experience and add value throughout the transaction process?

At Cyprus Sotheby’s International Realty, we do far more than sell property — we offer comprehensive, end-to-end support.

Our clients often come to us not just for a home, but for a complete solution. That may include legal assistance, tax planning, company formation, or relocation services. By integrating these offerings, we simplify the process and minimize unnecessary costs.

But at the heart of our service is international brokerage. We guide clients through every step — from property search and acquisition to long-term investment strategy — always with precision, care, and transparency. Our goal is to be a trusted partner, not just for one transaction, but for every stage of their real estate journey.
