Pandigi Ltd. has unveiled plans for a €45 million mixed-use development at the prominent “Ariel” location in Limassol’s Agios Nektarios parish.
The proposed 19-storey high-rise, reaching 90.8 meters, would house a mix of shops, offices, residential apartments, and recreational facilities. Two basement levels would provide parking for 190 vehicles, with additional parking on the ground floor.
The development, located between Archbishop Makarios III Avenue and Agia Zoni Street, would occupy approximately 30% of the 4,061 square meter site. The remaining area would be landscaped, incorporating an existing cypress tree. Younger vegetation on the northern side would be replaced.
Construction is estimated to take 24 months following permit approval and would involve significant excavation and demolition work. Around 15,000 cubic meters of debris from excavation and 1,200 cubic meters of demolition waste are expected to be removed. This would necessitate an estimated 560 truck trips over 40 working days.
The project aims to generate some of its electricity needs through rooftop and facade-mounted photovoltaic panels.
The development is proposed for an area characterised by intense residential and commercial activity, which has led to environmental degradation.
