GARPOZIS’s philosophy is that a high-specification development should be properly designed from the outset and retain its quality and functionality for many years after handover, Managing Director Maria Garpozi tells Forbes Cyprus. “We do not simply aim to create impressive properties, but spaces with character, identity and a genuine quality of life,” she adds.
The journey of GARPOZIS CONSTRUCTION & DEVELOPMENTS began in 1967. How has the company evolved from its early construction activities into a modern real estate development organisation, and which values have remained unchanged throughout the years?
GARPOZIS CONSTRUCTION & DEVELOPMENTS has a history of almost six decades in the construction sector. Since 1967, the company has evolved alongside the changing needs of the market, moving from traditional construction activities towards an integrated real estate development model that encompasses every stage of a project, from initial planning and design through to construction and delivery.
What has never changed, however, are our core values: quality, consistency, reliability and respect for the client. For us, every project carries our name and therefore becomes part of the history and reputation we have built over decades. Evolution is essential, but we believe it is equally important never to lose sight of the principles on which the company was founded.
In a market where the term “luxury development” is widely used, what characteristics must a project possess to be considered truly high-end, and how is the GARPOZIS identity reflected in it?
For us, luxury is not simply about expensive materials or an impressive appearance. True luxury is the quality you experience in the everyday use of a space: thoughtful design, proportion, natural light, functionality, quality of construction and, above all, attention to detail.
A high-end project must be well conceived from the very beginning and remain both high-quality and functional for many years after completion. This is also the philosophy of GARPOZIS. We do not simply aim to create impressive properties, but spaces with character, identity and a genuine quality of life.
The company has an in-house team of architects, engineers and designers, offering a comprehensive range of services. How does this integrated model of collaboration influence the consistency, quality and final aesthetics of your projects?
The fact that different disciplines work together as one team is one of our greatest advantages. Architecture, engineering, construction and interior design are not treated as separate components, but as integral parts of the same project.
This allows us to achieve better coordination, direct communication and meaningful control at every stage. Many decisions that may seem minor during the design phase can have a significant impact on the final result. When everyone is working towards the same goal from day one, greater consistency is achieved in both the quality and the aesthetics of the project.
How do you balance contemporary architecture, functionality and timelessness, ensuring that a property retains both its aesthetic and investment value over time?
We try not simply to follow trends, but to create projects that can stand the test of time. Contemporary architecture is important, but we believe it must always serve functionality and the everyday needs of the people who will live in a space.
We place particular emphasis on clean lines, well-balanced proportions, functional layouts and materials that retain their aesthetic value over time. In our view, a truly successful property should remain beautiful, practical and desirable many years after it has been completed. This is also where a significant part of its long-term investment value lies.
What role do material selection, attention to detail in construction and interior design play in the overall experience you seek to offer property owners and users?
They play an enormous role. I believe that the true quality of a project is often found in elements that are not immediately obvious: the way two materials meet, the execution of a particular detail, the lighting, the ergonomics, or even the feeling a space creates when you use it every day.
Materials are selected based not only on aesthetic considerations, but also on durability, maintenance, functionality and how they will evolve over time. At the same time, interior design is viewed as a continuation of the architecture rather than as a subsequent decorative intervention. Our goal is for the final result to feel complete, allowing the owner to experience the quality not only by looking at the space, but above all by living in it.
In what ways do you incorporate principles of sustainable development, energy efficiency and environmentally responsible design into your projects, without compromising comfort or high-end aesthetics?
Energy efficiency and sustainable design are no longer an additional option; they are an integral part of contemporary construction. From orientation and the use of natural light to thermal insulation, energy-efficient systems and the selection of appropriate materials, we aim to make decisions that reduce a building’s environmental footprint while simultaneously enhancing the user’s everyday experience.
In fact, we believe that sustainability and high-end aesthetics are not in conflict; they can complement one another. A well-designed building can be energy-efficient, comfortable and architecturally distinctive at the same time.
Your activity is primarily focused on Limassol and developing areas. What changes are you seeing in buyers’ needs, and which trends do you believe will shape the premium real estate market in the coming years?
Buyers’ needs have changed significantly. Today’s buyer is more informed and more demanding. They are no longer looking only at location or square footage, but also at construction quality, energy efficiency, functionality, privacy, outdoor spaces and, overall, the experience a property offers.
At the same time, we are seeing growing interest in areas just outside the city centre that offer easy access to Limassol, more generous spaces and a better quality of life. I believe that the premium real estate market of the coming yearswill be defined less byexcess and more by genuine quality: intelligent design, technology, energy efficiency, privacy and spaces that truly respond to the modern way of living.
What are currently the most important projects or strategic objectives of GARPOZIS CONSTRUCTION & DEVELOPMENTS, and what legacy do you aspire to leave on Cyprus’s future residential and architectural landscape?
Our objective is not simply to increase the number of projects we develop, but to continuously elevate their quality and identity. We want every new project to represent a step forward in terms of design, construction, technology and the overall experience it provides.
At the same time, we aim to develop projects in areas with genuine potential, creating properties that hold value both for the people who will live in them and for the communities in which they are integrated.
GARPOZIS already has a history spanning almost six decades. Our responsibility today is to take that history and evolve it further. Looking at our projects in the future, I would like people to recognise not only their aesthetic character, but also the philosophy behind them: quality, consistency, attention to detail, and respect for both people and place.
That is the legacy we want to leave.
